View inspection services

Inspection services

Each service is defined by the inspection agreement signed before work begins.

Pre-purchase home inspection

A visual inspection for homebuyers before completing a purchase, subject to the purchase agreement and available access. Identifies observed conditions that may require attention, repair, monitoring or further evaluation.

Pre-listing home inspection

For sellers who want to understand the condition of their home before listing. Helps identify items you may wish to address and reduces surprises during a buyer's inspection. It does not guarantee what another inspector may find.

Home maintenance inspection

A practical inspection for current homeowners who want an updated overview of their home's visible condition and maintenance priorities. Useful for older homes or for planning an annual maintenance schedule.

Condo inspection

A focused inspection of visible systems inside the unit, plus accessible areas the client is responsible for. Common elements, status certificates and corporation records require separate review by the appropriate professionals.

Townhouse inspection

A home inspection adapted to townhouse construction and ownership. Covers accessible components within the agreed scope and identifies items that may fall to the unit owner or to a common-element responsibility.

New construction & pre-delivery

A visual review of accessible finishes, installed components and readily observable concerns in a newly built home. The stage — pre-delivery, 30-day, one-year or other warranty inspection — is confirmed when booking.

Reinspection of repairs

A return visit to visually review specific items from the original report once repairs are reported complete. A reinspection is not a warranty of workmanship, and concealed work may need documentation from a qualified contractor.

Seasonal home checkup on request

A limited visual check focused on seasonal concerns such as drainage, exterior penetrations, heating or cooling operation and attic conditions. Narrower than a full home inspection; the scope is agreed in advance.

Not sure which you need?

Call or email with the property address, type, approximate age and size, and your timeline. We will confirm the right service, the scope and the fee before anything is booked.

Every property is different. The exact inspection scope, exclusions and limitations are defined in the inspection agreement signed before the inspection.

What the inspection covers

A visual, non-invasive review of visible and readily accessible components within the agreed scope. Depending on the property, access, safety, weather and operating conditions, it may include the items below.

Included in a standard inspection

  • Roof coverings, flashings, drainage and roof penetrations
  • Exterior wall coverings, windows, doors, decks, porches and attached structures
  • Site grading and drainage near the home
  • Visible foundation and structural components
  • Electrical service, panels, visible wiring and representative devices
  • Heating equipment, distribution and controls
  • Central air conditioning and heat-pump components when conditions permit operation
  • Visible plumbing supply, drainage, fixtures and water-heating equipment
  • Attic, visible insulation and ventilation
  • Interior walls, ceilings, floors, stairs, railings, windows and doors
  • Built-in or permanently installed components included in the agreement

Normally outside the scope

  • Opening walls, ceilings or finished surfaces
  • Moving heavy furniture, stored belongings or fixed finishes
  • Engineering, architectural or code-compliance certification
  • Appraisal or determination of market value
  • Guarantee or warranty of the property or its future performance
  • Environmental or laboratory testing, including mould, asbestos, lead, radon, water quality and indoor air quality
  • Pest, termite or wildlife inspection
  • Sewer camera inspection
  • Chimney level-two inspection or internal flue evaluation
  • Fireplace certification, WETT inspection or gas-system certification
  • Pool, spa, septic, well or irrigation inspection unless separately agreed
  • Appliance recall research or prediction of remaining service life
  • Areas that are unsafe, inaccessible, concealed, shut down or restricted

A standard home inspection is not destructive and does not reveal every hidden condition. Where a condition warrants it, the report recommends further evaluation by a qualified professional.

Frequently asked questions

What is a home inspection?

A visual, non-invasive review of visible and readily accessible systems and components within the scope stated in the inspection agreement. It provides information about observed conditions at the time of the inspection; it is not a guarantee that every defect will be found.

How long does an inspection take?

The time depends on the property's size, age, condition, systems and accessibility. A typical inspection may take approximately [your realistic range], and some properties require more time.

Can I attend the inspection?

Yes. Clients are encouraged to attend at the agreed time when access rules permit. It is a good opportunity to ask questions and learn about the home.

When will I receive the report?

The report is normally delivered within [your actual delivery time] after the inspection.

Does an inspection guarantee there are no problems?

No. A home inspection reduces uncertainty but cannot eliminate it. Some conditions may be concealed, intermittent, inaccessible or not present during the inspection.

Is a home inspection a building-code inspection?

No. A standard home inspection is not a municipal code-compliance inspection and does not issue permits or compliance certificates.

What should I have ready before calling?

The property address, approximate square footage, age, property type, occupancy status, offer or warranty deadline, and any known access limitations. Confirm that permission to enter has been arranged.

What should the seller prepare?

Where possible: utilities on; electrical panels, heating and cooling equipment, water heater, attic access and under-sink areas accessible; pets secured; and keys or access available for agreed areas. The inspector does not activate shut-down utilities or unsafe equipment.

Do you inspect mould, asbestos, radon or pests?

Not as part of a standard home inspection unless a separate qualified service is specifically offered and contracted. When warning signs are observed, the report may recommend further evaluation by an appropriate specialist.

How much does an inspection cost?

Pricing depends on property type, size, age, location, additional systems and requested services. Call or email for a written quote. Any additional fees are disclosed before booking.
